When Your home is worth a million it will probably look like a million. The trouble with that is homes selling for over a million have really slowed down. In Issaquah two homes sold above 1 million in January. There are 2 additional in pending sales. With the pending sales closing this marks a big upturn over recent monhs. Still 4 sales in Issaquah, not that great. FYI 3 of the homes are in Issaquah Highlands, one on Lake Sammamish.
The inventory on homes for sale in Issaquah has skyrocketed to 220 under 1 million in price.
To follow my theme, with heavy competition it is important to prepare your home for sale. Too many people take this lightly. Your home must make a knock out good impression when home buyers drop in. This means staging your home for sale properly. It also means that it is inconvenience time for you. The right buyer might want to see your home in 30 minutes. Your home must be prepared and you must be prepared to get right out.
Part of my secret weapon is Kathleen. A high end designer, published in magazines and winner of many Street of Dreams, she is also practical. She is a Certified ASP stager with the know how on how to make that home sell fast and for the highest price.

We have four clients that signed up for the Arch program on West Highlands Park. All have moved on to other purchases. Many of these people had gone through all of the education and qualifying.
What does that mean to you? Some of this development is to be set aside for those who qualify for the ARCH program. Even though little information had been provided in recent months, as you can see by this foundations are under way. The delay was with permits.
If you think ARCH will help your family, or this convenient development at the West side of Issaquah Highlands is for you, you should get on the list that provides you the rules and information you will need.

Things are changing at Talus and will continue to do so, according to recent announcements. A 500,000 sq ft coporate center, Talus Corporate Center, is in the planning stages. TriMet Development LLC and Real Estate Capital LLC are partners in the project. It will be built on about 9 acres in Talus. This will be a boon to business in Talus and in Issaquah. With the vacancy rate in office space showing little available space, this should be a successful project. The project will begin in the spring.
A project well underway in Talus is Timber Ridge at Talus, a senior living community by LifeCare TM. It appears to be an extraordinary community. We have some friends who are moving to Timber Ridge. Their unit will be done around February. The brocheres and information Timber Ridge send out have drawings of the completed buildings and pictures of other ones they have built around the country. At first I thought a monster had invaded our quiet little town! On closer examination I discovered it is a horse. A very large, heavy horse. You don’t want him to fall on you as he weighs 1500 lbs! He goes by the name Copper Clad and is the creation of Jason Dillon.


Right now he stands to the side of the Hailstone Feed Store and Gas Station. The Issaquah Arts Commission wants the City of Issaquah to buy him (for $15,000) and also proposed moving him to a different site.

Very close to Memorial Field is Issaquah Depot Museum. It is listed in the National Register of Historic Places. There are quite a few events that happen in and around the depot. Many artists display their work here during the ArtWalk held on First Friday’s of the month. A recent Model Train Show attracted many people old and young. The depot itself is a work of art, especially inside where it has been restored to its original condition (as much as possible) AND the depot is the home of our town trolley (which we hope will one day being running up and down the tracks again).

As I was walking around downtown Issaquah last Saturday I spied this playground. I think, I will have to round up some grandchildren and bring them here. If I was younger I would like to try that big red contraption, but I’m afraid it might eat me!


Memorial Field is packed with people during major events such as Salmon Days and the town 4th of July fun. It is the ending place for all our town’s parades. Now it is usually more quiet at least until I bring the grandchildren. They are a rowdy bunch!

Click Here For Renderings of this exciting new shopping center, due to open in 2009 - yes its a long time - but we have waited 8 years already:
It looks like we are finally going to go ahead with the Issaquah Highlands shopping mall. We have heard about it for a long time and now it’s going to happen. In an article by our Issaquah Press on June 27th there is much information about this retail center. This is a big deal. When completed it will be as big as Bellevue Sq or Redmond Town Center. That will benefit all of us in Issaquah and surrounding area. No more running into Bellevue for major shopping. The mall will be built east of Highlands drive. There is much activity there already.

Watching it take place will be interesting. One of the things I enjoy is having new stuff happening all around. Good stuff, that is. But somedays in the Highlands it will be nice not to have construction noise and dust and dirt flying into my house. Right now I understand that the roads, curbs, sidewalks and the like will be going in. Still haven’t heard anything about when, where or who our grocery store will be! Now that will get me excited.

This is a post we will be adding to regularly. We have featured posts on many neighborhoods in Issaquah separately but this will be a combination of information on all Issaquah neighborhoods with price ranges of homes and other info. There are many neighborhoods to get to, we intend to get to them all.
Highlands Park

Highlands Park - Live on top of a mountain - Price range of homes currantly for sale $650,000 to 1,150,000.
Jacob’s Creek Condo’s

Jacob’s Creek Condo’s - This complex has a delightful entry with a gorgeous old tree. It is very well kept up. Price range of homes?- No homes have been for sale here for a while. Everybody must like it!

Brookshire Price range of homes - Their are 7 listed for sale at this time between $665,000 to $700,000 but I suspect some would fetch a higher price.


Klahanie - Both homes and Condos - Price Range of Homes currantly for sale- $264,000 to $749,000 There are 21 homes for sale.

We did a post about Klahanie in the winter, it is much nicer in the summer, but all neighborhoods are. Klahanie has many parks, swimming pool and even a shopping center. A very convenient neighborhood with lots of kid friendly spots.

Poo Poo Point Area I don’t know if you would call Poo Poo Point and the paragliders a neighborhood but I have featured mostly planned developements. This gives a distorted view of Issaquah as there are many, many areas around Issaquah where homes are nestled in their own environment. No close neighbors, no homeowners dues, where acreage abounds. They range from shacks to mansions and the prices vary accordingly. They are not all in this area where you could lay back in your lawn chair and watch the paragliders, but it would be fun!

Montreux in Issaquah has long been a prestigious area in which to live. If a gorgeous neighborhood is your draw you would love this area. It is old enough to have mature but well mannered landscaping, yet the nicely maintained homes are not cookie cutter types. There are a variety of styles. The location is one of the most convenient possible. Montreux residents can easily shop in Issaquah or Bellevue and are also close to the Thriftway grocery in Lakemount, a part of Bellevue that seems to merge unnoticed into Montreux. Access to I-90 is very close, as is the Newcastle Golf Course and all the trails and parks offered by this area. Some homes even have a view of Lake Sammamish. You can tell more by the pictures I post here.
