Real Estate Statistics For Issaquah And Open House Map

This is the second Saturday and homes not in the MLS are open - Second Saturday Issaquah Highlands Tour Of Homes

The map of open houses is updated and quite handy. Well over 1000 folks have logged into our map. There are quite a few homes open this weekend, condos too. Some of the homes for sale and open this weekend are new listings and some show serious price reductions. Click here for the map.

Also, the October real estate statistics are available. The entire MLS shows that there is a  10.6 month inventory of condominiums listed for sale in King County. That shows it is still a serious buyers market.Interestingly, Issaquah is bucking the trend with a 5.7 months inventory of condos. See the chart below, and note this is fluctuating. One reason for this is the number of condos listed dropped by 45 and the sales increased from 28 to 38. The number of condos listed is the lowest number in the last 15 months.

Don’t get too excited: It was the opposite statistic for homes for sale and sold in Issaquah. Inventory was up to a 13.2 supply compared with a county wide statistic of 9.7 months.

A Very Interesting Fact About Issaquah Condominiums

The Chart below shows a huge drop in the average days on market for the current condo inventory for sale in Issaquah. Condominium days on market has dropped to less than 65% of September. The 63 average days  on market are the fewest since last October.

The percent of asking price went from 96% to 98% of listing price.

Last month there was almost a years worth of condominium inventory on the market and it has dropped by 1/4th in one month. I will post each month how this trend is shaping up. I know from other blogs I write on that a large amount of non home owners out there are looking for the bottom. This is only one month, but very interesting.

If you are a potential  condo buyer you might also find it interesting that the average price has risen from $240 to about $268  per square foot, back to where it was in June 2007.

Pardon the push for an advertising customer - Tanglewood Condominiums in Klahanie - but they recently dropped prices by close to 10%. You might want to check out this property with more amenities than you can imagine for the price.

A Nice Place to Visit and Even Better Place to Live. Tanglewood

With all the condos available right now, there are a lot to choose from. I visited Tanglewood Condos in Klahanie (still part of Issaquah) last Saturday. I was impressed, both with the units themselves, and even more so the amenities. That may be because I coveted the swimming pool, the club house, the fitness center, non of which my condo has!

Tanglewood is in Klahanie, a very family friendly community. There are parks, there are lakes and trails. And a playgrounds and an elementary school are right across the street from Tanglewood. Saturday many groups of people were out having fun, playing soccer, climbing on big rocks.

Klahanie shopping mall keeps your gas bill down as it has a QFC grocery store, UPS, restaurants and many other shops.

There is so much to tell, I need to get to Tangelwood itself!

There is the Club House with room to have a party (with a kitchen), Did I mention, a hot tub, swimming pool, a fitness center? Yes, I guess I did! Soon there will also be a business center. You really need to see this for yourself. There is also a basket ball court.

Condominium Statistics For Issaquah

The starter price for condominiums has dropped these past months. Also, there are 240 condominiums on the market at this time.

The lowest price condo is for sale at $179,450. There are 45 under $250,000.

If you want to live in this great city with all of its benefits now might be a good time to see if you qualify. FHA is a 3% down program. My many years as a loan officer taught me people can dig up 3% easier than they think if they put their minds to it. Heck I had one client sell an antique Cello and another sold a motercycle. Employers and family members can give gifts for this purchase also.

Coninuing on the for sale market looks like this:

$250,000 to $299,999 49 condos for sale.

$300,000 to $349,999 29 for sale.

$350,000 to $399,999 has 41

and $400,000 and above has 77 condo’s for sale.

The average days on market isn’t too good for sellers: 98

The most expensive condo at this time is $1,675,0000

To my friends in businessed I visit: Holiday Inn, Shell, Target, Jack in The Box, and Home Depot: It is time to stop driving from Puyallup and Tacoma – gas isn’t getting cheaper and home prices are. Lar

These are interesting numbers. The comparison to a year ago show prices up this year with more sales last year. Days on market are longer, but not as long as homes. Some brackets are still very good for sellers, the higher end more buyer oriented.

This lower sentence is for 2006.
