May Housing Report For Issaquah Homes For Sale

This month I am separating the report on homes for sale in Issaquah from the report on condominiums. I will do Condos next week. I also thought it would be helpful to see the comparisons with last month. To begin with inventory has increased a bit: from April’s count of 227 to 269.

The most significant change in inventory of homes is between the $500,000 to $700,000 range which went down from 72 homes on market in April to 44 in May.

The average days on market is down from 71 days to 67 days.

Homes sold in May (This is a serious drop: Only 63 homes closed, versus in April – 397.

This led me to lookup how many people cancelled their listings (10) and how many listings expired: 61 (another large number)

I would say the June will be an interesting month to review. I was surprised May was so low. What may bring the number up in realistic terms is that there are still 113 homes pending closing. That would still leave us below Aprils number.

My advice to new sellers coming on the market is to price your home to your competition. (You may even want to look at the competition) I also encourage you to plan as far ahead as you can with presenting your home for sale. Be sure and take Kathleen’s advice written in her recent staging series.
